UAD 3.6 replaces the legacy collection of appraisal forms with a single, dynamic Uniform Residential Appraisal Report (URAR) designed to work across residential property types. Fannie Mae and Freddie Mac have set November 2, 2026 as the mandate date for new appraisal reports submitted to the Uniform Collateral Data Portal, although approved lenders may receive temporary transition exceptions. What’s Changing?
The UAD 3.6 redesign moves appraisal reporting toward a more structured, data-driven format and introduces a redesigned URAR rather than relying on the familiar collection of static legacy forms. The new framework also includes updated reporting guidance involving property characteristics, images and photographs, ANSI measurement reporting and other standardized appraisal data. Fannie Mae
