Residential appraisal reporting is changing — and REALTORS® are going to start seeing a very different appraisal report. UAD 3.6 replaces the legacy collection of appraisal forms with a single, dynamic Uniform Residential Appraisal Report (URAR) designed to work across residential property types. Fannie Mae and Freddie Mac have set November 2, 2026 as the mandate date for new appraisal reports submitted to the Uniform Collateral Data Portal, although approved lenders may receive temporary transition exceptions.
