Laws governing Florida real estate are complex, constantly evolving, and directly connected to the daily decisions licensees make with buyers, sellers, brokers, and customers. This 3-hour Core Law course is designed to help real estate professionals stay current, recognize potential legal issues before they become problems, and better understand how Florida real estate law applies in everyday practice. This course fulfills the 3-hour Core Law requirement for Florida real estate license renewal and provides an advanced look at legal topics beyond the basic sales associate course. Participants will review recent statutory and rule changes, revisit important legal standards that continue to impact real estate practice, and discuss how to operate within the law while reducing risk for themselves, their customers, and their brokers. While this course is not intended to make participants legal experts, it will help licensees identify common areas of liability, understand the importance of proper disclosure and documentation, avoid creating false expectations, and recognize situations that may require professional legal guidance. Topics may include legal duties in real estate transactions, disclosure responsibilities, documentation best practices, buyer’s remorse, areas of broker and licensee liability, and practical strategies for preventing costly legal complications. Real estate transactions involve significant legal paperwork, deadlines, disclosures, and consumer expectations. The more knowledgeable a licensee is, the better prepared they are to communicate clearly, protect the transaction, support their customers, and minimize legal risk throughout the buying and selling process.
